Land east of Norman does not clear easy. Buy ten acres off Highway 9 and you get post oak and blackjack scrub with cedar filling every gap. The Cross Timbers runs straight through the east side of Norman. That belt of scrub oak has had decades to thicken up. You cannot see your own fence line through it. Cattle will not graze it. Cross Timbers ground is stubborn. Post oak and blackjack oak send roots deep and wide. The soil out here swings from loose sand to red clay that sets up like brick. Sand shifts under a track when it is dry. Clay turns to grease after a Cleveland County rain. Both change how a machine has to work the ground. A mower or a grinder only takes the top off. The stump stays and the root ball stays. That ground will not take a building or a mower. We come in with the dozer and the excavator and take the whole tree out. Roots come up with it. That is the difference between land that looks cleared and land that is cleared.
Clearing is usually the first half of the job. Once the timber is down you can finally see the fall of the land. Most east Norman tracts roll more than owners expect, and water finds the low spot fast. On the same trip we cut driveways, shape building pads, and handle the heavy dirt moving that follows. Drainage gets fixed while the machines are there. If a low spot holds water anyway, it is often worth turning into a pond rather than fighting it. On one ongoing ranch project near Sulphur we have cleared more than 350 acres. That job also included four ponds, a swimming pool, a storm shelter, and three rough building pads. Norman acreage gets the same machines.
Cedar is the fastest way to lose a pasture in Oklahoma. Statewide, eastern redcedar has spread from roughly 1.5 million acres to 3.5 million. OSU measurements put a big redcedar at as much as 42 gallons of water on a hot day. On the rolling ground between east Norman and Lake Thunderbird you can watch it happen. It moves along fence lines and creek draws. Birds drop seed under roost trees, and the tree line creeps out every year. Cedar takes water and grass at the same time. Cutting the top off leaves a stump sitting in your hay field. We pull cedar out roots and all so the ground mows clean after. We finished 140 acres of cedar removal on a USDA contract.
East Norman knows what a storm can do. On February 26, 2023 an EF-2 tornado tracked 27 miles into Norman. It started near Cole, crossed Goldsby, ran through the south and east side of town, and ended near Stella. The path ran 700 yards wide and 12 people were hurt. Twisted timber and snapped post oak do not clean up with a chainsaw and a trailer. We push storm debris into piles, burn where allowed, and haul the rest. The same equipment takes down what is already falling in. Old barns, dead mobile homes, collapsed sheds, and grown-over foundations all come out. We handle tearing down old structures and hauling the debris off, which clears the way for whatever comes next.
It depends on which side of the city line your acreage sits on. Norman covers about 178 square miles, so plenty of east-side ground that feels rural is still inside city limits. Inside Norman, a site that disturbs one acre or more needs an Earth Change Permit. That comes from the Public Works Stormwater Division. The application wants your OKR10 notice of intent and your stormwater pollution prevention plan. The fee is $100 plus $10 per acre. If any part of the work sits in a Norman floodplain, you need a floodplain permit too. The city counts filling, grading, and excavation as development. Ground in unincorporated Cleveland County follows a different path, so check the parcel before the machines roll.
Two more calls save real money. OKIE811 is the state locate service, and Oklahoma law gives excavators two business days notice before digging. A locate ticket is good for 14 calendar days, so timing matters on a long job. If the tract is headed for a house, the septic system needs a DEQ permit. A DEQ-certified soil profiler has to test the ground first. Sandy east Norman ground and heavy clay drain very differently, and that changes the system your builder can use. Where a pond or a pad ends up can help or hurt that lateral field. We look at all of it before quoting, because acreage prices by tree density, stump size, haul distance, and slope.
